Washington Square Community is a gated community with easy access to I-85 & I-285. Features 2-3 story townhomes with 2.5 baths. There are 216 units within the Washington Square community. The allowable rental is 15% (32 units). All homeowners are required to apply for and receive a permit prior to leasing. Board members are volunteer nonpaid positions.

Assessment
· $235.00 per month due on the 1st of each month.
· Your payment is considered late and will incur a late fee if received after the 10th.
Your assessments cover: landscaping, water/sewer, insurance coverage (common area only and liability for Officers and Director), management fees, termite reserves and emergency reserves.
It’s that time of year to open our swimming pool! Here are a few things to know:
Like last year, pool toys have been provided for our neighborhood's use. We will have bins near the back of the pool to store the pool toys. DO NOT REMOVE any items, including toys, from our pool area, as these are for everyone’s use. Additionally, please remember to place the items back in their bin—do not leave the items in or around the pool.
If you choose to bring your own pool toys, please be sure you wash them off before entering our pool so they do not contaminate our water. This also goes for swimming in our pool. Be sure you launder your swim clothes before you enter our pool as our water can be contaminated by microorganism’s in your clothes from other water sources, and vice-versa.
As always, proper swim attire is required to swim in our pool. No cut off pants/jeans, no shorts, no t-shirts/tank tops; the only acceptable clothing is made of swim material. Persons wearing diapers MUST wear swim pants over the diapers. This is a safety precaution to keep the water from being contaminated with e-Coli.
The pool hours will be 8:30 a.m. to 10:00 p.m. which will give people who work later hours a chance to enjoy this amenity. Please remember to be respectful to the other pool guests and to the neighbors who live near the pool.
HOA issued fobs are required for pool entry. The fobs will be activated for homeowners in good standing. If you have misplaced your fob please contact accesscontrol@washingtonsquareatlanta.com to purchase a new one. Your payment must be credited before you will be issued a new fob. We use a third-party company for maintenance of our fob/gate entry devices, and they are only open week days. Please try your fob to make sure it works (light will flash green, you will also hear a chirp then push the gate to open) and if not, send an email to accesscontrol@washingtonsquareatlanta.com so we can have it reset. If a reset does not work, we may have to swap yours for a new fob but we always try the reset first.
Finally, in June the HOA will host a season opening pool party; additional details to follow in due time.

Compliance letters are being sent by email identifying adverse items that require addressing within the community to each homeowner that were cited.
The property manager performs property inspections with a focus on the following items:
• Power wash the ENTIRE home including gutters, deck (if applicable), trim, shutters
• Repair/replace rotten wood and paint with approved Washington Square colors
• Repair/replace loose or deteriorated roofing shingles—all shingles on home & storage area must match
• Repair/replace rusted, detached or missing gutters and paint with approved Washington Square colors
The ACC Modification form can also be found on the Washington Square website. The form should be sent to acc@washingtonsquareatlanta.com to submit your request for modifications, prior to exterior work being performed.
Also note that the Sherwin Williams store #2092 in Tucker (4184 Bancroft Circle, Tucker, GA 30084-4473, 770-938-5060) offers up to a 30% discount to Washington Square residents. Simply tell them you're a resident and show your identification to receive a discount on approved ACC paint colors and on non-sale items. The Washington Square account number is 4262-5004-9, and they will have the list of our approved colors on hand. The paint colors can also be found on www.washingtonsquareatlanta.com, under the Resources & Forms page.
In addition, if you have a vendor (contractor, roofer, handyman, painter, pressure washing company, etc.) that you can confidently recommend then please let us know their contact details. Many of your neighbors prefer to work with a company that has been referred to them. Simply send your referral information to acc@washingtonsquareatlanta.com and we will keep the vendor details on hand for when someone requests them. Often times, people want to ask questions of the referrer so please provide your name and telephone number for us. When someone asks to communicate with the referrer, we will let you know your neighbor has some questions and it will be up to you to reach out to your neighbor.
The Washington Square pool are for the exclusive use of property owners. Association dues (including late fees, legal fees, etc.) must be current to use the facility. The property has a detention pond that host geese, ducks and turtles. *Do not feed geese/ducks.

If you already have a bait system, you should contact your provider and advise them that termite management for our community is now being handled by the Washington Square Homeowners Association. Zone Pest will be removing any bait stations currently installed, and will place them in a bag near your front door where it will be easy for your current provider to retrieve. It is recommended that you DO NOT HANDLE these bags as the bait systems contain pesticide. Please contact your current provider to remove any old bait system if applicable.
